Carousel Remediation Update 2022-06-17

Greetings,

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 21:

  • All of the remedial excavation work, as well as installation of remediation systems is complete.
  • All of the new block walls between the homes have been constructed and all lots have been graded and turned over to our landscape restoration subcontractors.
  • Our hardscape contractor is working on pouring new concrete surfaces on driveways, walkways, patios, etc., as well as building decorative walls for courtyards, planters, etc.  Hardscape work is about 30% complete and will continue over the next few weeks.
  • Once hardscape work is completed on each lot our landscape crew follows them to install irrigation pipes, prepare surfaces for planting and install other finishing materials.  Landscape work is about 10% complete at this point.
  • Work on Cluster 21 (and adjacent buffer homes from Cluster 20) is on schedule to finish on Friday July 29th.  Homeowners can expect to move back into their homes the following week starting August 1st.

Cluster 22:

  • Demolition of all hardscape (concrete surfaces, driveways, walkways, patios, walls, etc.,) and landscape (plant material, trees, grass, etc.,) is 95% complete, that work will be completed early next week.
  • Excavation on the yards that require it will start on June 21st.
  • Backfill of excavations will start after the 4th of July holiday.
  • Installation of remediation systems will start on July 18th.
  • All work is currently proceeding on schedule.

Carousel Remediation Update 2022-06-03

Greetings,

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 21:

  • All of the remedial excavation work, as well as installation of remediation systems is complete.
  • Our masonry contractor is building the property line block walls between the lots, this work is about 95% complete and will be finished next week.
  • Once the walls are completed on each lot we proceed to grading (taking all surfaces to the correct elevation and slope) and preparation of the lots to turn them over to our landscape restoration subcontractors.
  • The first 6 lots were transitioned to our landscape restoration contractors this week.  The remaining 6 lots are scheduled to also transition to landscaping next week.
  • Our hardscape contractor has started installing new concrete surfaces.  Our first concrete pour was today on areas of sidewalk and curb and gutter that were damaged during the project and are being replaced.
  • Work will continue over the next few weeks on installation of hardscape including concrete surfaces like driveways, walkways and patios as well as decorative walls for courtyards, etc.,
  • Once hardscape work is completed on each lot our landscape crew moves in to install irrigation pipes, prepare surfaces for planting and install other finishing materials.
  • We are now projecting to complete all work on Cluster 21 homes and adjacent buffer homes from Cluster 20 on Friday July 29th.  Homeowners can expect to move back into their homes the following week starting August 1st.

Cluster 22:

  • We are finalizing construction of the temporary wall around the cluster 22 area as well as mobilization of all materials and equipment needed for the project.
  • All utilities (power, gas, water) have been disconnected from all homes.
  • Demolition of all hardscape (concrete surfaces, driveways, walkways, patios, walls, etc) as well as landscape (plant material, trees, grass, etc) on all yards will start next week on June 6th.
  • Excavation on the yards that require it will start on June 21st.
  • Backfill of excavations will start after the 4th of July holiday.

Carousel Remediation Update 2022-05-20

Greetings,

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 21:

  • Work on the trench on Neptune Ave associated with the Soil Vapor Extraction (SVE) system is complete.  The trench was excavated, piping was installed and backfill and paving were completed this week, that concludes the work on this cluster on the SVE system.
  • We have also finished installing Sub-Slab Depressurization (SSD) systems on the homes where this was required or requested on this cluster.
  • Our masonry contractor is building the property line block walls between the lots, this work is about 50% complete and will continue until the end of May.
  • Once the walls are completed on each lot we will proceed to grading (taking all surfaces to the correct elevation and slope) and will prepare the lots to turn them over to our landscape restoration subcontractors.
  • We plan to start transitioning lots to our landscape restoration subcontractors in early June.
  • We are still tracking a few days behind schedule as a result of rain in March, but progress on current phases of work continues to be good.  We will communicate an anticipated completion date in the next update to be issued in early June.

Cluster 22:

  • Welcome to this distribution list to residents of cluster 22, you can expect to receive a similar email approximately every two weeks to inform you of the progress of work on the remediation project and any other relevant information.
  • Residents of cluster 22 homes have been moved to temporary housing during this week and all moves were completed today.
  • Please note that you will continue to have access to your homes until this Sunday, May 22nd at 5 PM in case you would like to retrieve any last items.
  • Work will start on Monday, May 23rd at 7 AM with closing of the streets and installation of the temporary wall around all homes in this area.  At this point there will be no further access to the homes without prior arrangements.
  • On Monday we will also start disconnecting all utilities from the homes (power, gas, water) and mobilizing our equipment and supplies.
  • Demolition of all hardscape (concrete surfaces, driveways, walkways, patios, walls, etc) as well as landscape (plant material, trees, grass, etc) on all yards will start on June 6th.

Carousel Remediation Update 2022-05-06

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 20:

  • All hardscape and landscape restoration work was substantially completed as of last Friday April 29th at 5 PM.
  • Our crews will continue to address minor punchlist items at some of the homes but none of the pending tasks prevent homeowners from accessing or occupying their homes.
  • All residents were moved out of temporary housing and back into their homes throughout this week and as of today, Friday May 6th all move backs are complete.
  • As of today we will discontinue the security guard coverage on cluster 20 homes and security will cover only the homes inside the worksite on cluster 21.
  • Cluster 20 residents will be removed from this distribution list going forward, if you have any questions or need to reach us please use any of the communication channels listed below.

Cluster 21:

  • All excavation and backfill is complete on all the lots that require it.
  • Work on installation of remediation systems is underway.
  • We have finished drilling all the wells associated with the Soil Vapor Extraction (SVE) system for this cluster.
  • We have excavated a trench on Neptune Ave to install piping for the SVE system and piping work is underway, the trench will be backfilled and paved over the next two weeks.
  • Work is also underway on installation of Sub-Slab Depressurization (SSD) systems for the homes where this was required or requested.
  • Our masonry contractor is back on site re-building the property line block walls between the lots.
  • We are still tracking a few days behind schedule as a result of rain in March, but progress on current phases of work continues to be good and we are making our best effort to recover lost time.

Carousel Remediation Update 2022-04-18

Greetings,

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 20:

  • Hardscape work including concrete surfaces and decorative walls is about 85% complete.
  • Landscape work including installation of irrigation, preparation for planting and placement of finishing materials is about 70% complete.
  • Deliveries of plants and natural grass are expected this week to start planting.
  • Several appointments have been set with each homeowner, one this week to reinstall gas meters, one next week for post-construction inspections and a third one the week of May 2nd for move-back.  Please attend your appointments at the scheduled date and time as it involves coordination with various utility companies, extra staff and contractors and it will be difficult to reschedule any missed appointments.
  • Work on cluster 20 is on schedule to finish on Friday, April 29th.  Homeowners will be able to access their properties as of 5 PM on that date.
  • We will maintain our security guards patrolling the cluster 20 homes in the evenings and weekends until all homeowners have moved back on May 6th.

Cluster 21:

  • Excavation is complete on all the lots that require it.
  • Backfill of excavations is about 60% complete and will continue into next week.
  • Work on installation of remediation systems will start later this week.  Drilling of wells associated with the Soil Vapor Extraction (SVE) system will start on April 25th.
  • Our masonry subcontractor is scheduled to return to the site next week to start construction of the property line block walls that were demolished at the beginning of the project.
  • We are still tracking a few days behind schedule as a result of rain in March, we are making our best effort to recover the lost time as we move forward.

Greetings,

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 20:

  • All remediation work is complete on all lots including excavation and installation of remediation systems.
  • All lots have been turned over to our restoration contractors.
  • We’ve made about 40% progress on building hardscape including pouring concrete surfaces (driveways, patios, walkways) and building decorative walls.
  • Once hardscape is complete our landscape contractor starts installing irrigation, preparing surfaces for planting and installing finishing materials, this work has about 25% progress.
  • We will start receiving shipments of natural grass and plant material in early April to start planting.
  • Work on cluster 20 is on schedule to finish on Friday, April 29th.  Homeowners on cluster 20 can expect to move back into their homes the week starting May 2nd.
  • Each homeowner will be contacted over the next week or so to set several appointments as the project draws to completion: one to reinstall gas meters the week of April 18th, a second one for post-construction inspections the week of April 25th, and then a third one for moving back into your homes the week of May 2nd.  Please attend your appointments at the scheduled date and time, we have planned this sequence of events carefully and it involves coordination with utility companies, various contractors and additional project staff and it will be difficult to reschedule any missed appointments.

Cluster 21:

  • Excavation is underway on the lots that require it and we have made about 70% progress, we plan to complete excavation by the end of next week.
  • Backfill of excavations is scheduled to start next week and will continue into the third week of April.
  • Work on installation of remediation systems is scheduled to start the week of April 18th.
  • We lost two days of excavation work this week as a result of rain on Monday March 28th but we are making our best effort to recover the lost time as we move forward.

Cluster 20:

  • We have finished all work associated with the various remediation systems: Soil Vapor Extraction (SVE) and Sub-Slab Depressurization (SSD).
  • All work is complete on the trench on Neptune Ave for piping associated with the SVE system, piping is complete and the trench has been backfilled and paved.
  • We have finished restoring pipes and cables for all utilities (gas, water and underground electrical lines) on the yards that were removed at the beginning of the project.  Please note that utilities will not be activated until near the end of the project on a date when homeowners will be asked to come to their homes to light the gas pilots and open the main water valve.
  • Our masonry subcontractor is working on the property line block walls that were removed at the beginning of the project, progress is about 95% and walls should be completed next week.
  • The first 6 lots out of 12 are being transitioned from remediation to restoration to start work on building hardscape (concrete surfaces, decorative walls, etc) and landscape (irrigation, planting, finishing materials, etc)
  • Our restoration contractors returned to site today and started working on installation of hardscape.
  • We continue to carry a 2 week delay to our schedule as a result of rain events during December.  We will communicate an anticipated completion date in the next update to be issued at the end of March.

  • Excavation has been completed on all the yards that require it.
  • Backfill of excavated areas has achieved 80% progress and will be completed next week.
  • We have started work on restoring utilities (gas lines) and the installation of remediation systems.
  • Next week we will start drilling wells associated with the Soil Vapor Extraction (SVE) system.
  • Our masonry subcontractor is scheduled to return on February 10 to start working on re-building the property line boundary walls that were removed and the beginning of the project.
  • We are still carrying a 2 week delay to our schedule as a result of rain events during December.  We will communicate any changes to the overall project schedule in future updates.

Cluster 21 families will move out during the week of February 7 and work on those homes will begin on Monday February 14.

Cluster 20:

  • The dry weather we have enjoyed to begin the new year allowed us to dry the site and to resume excavation, we are now back to full speed on excavation activities and as of today we have completed about 80% of the required excavations.
  • Excavation is scheduled to continue for the next 10 days or so.
  • Backfill is scheduled to start next week.
  • Work on installation of remediation systems is scheduled to start in February.
  • At this point we are carrying a 2 week delay to our schedule as a result of rain events during December.  We will continue to make our best effort to recover lost time in subsequent weeks and will communicate any changes to the overall project schedule in future updates.

Cluster 21 families will move out during the week of February 7 and work on those homes will begin on Monday February 14.

Carousel Remediation Update 2021-12-30

December 30, 2021

Hello,

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 19:

  • Work on cluster 19 homes will be substantially completed by this Friday December 31st.
  • The rainy weather we have experienced over the past couple of weeks has caused some significant delays, however we were able to complete all concrete pours, installation of grass and ground cover materials and the majority of the scope of work on time to reach substantial completion and allow occupancy of the homes.
  • Due to the weather we were not able to complete some tasks, particularly planting on a few homes on Ravenna, applying the final coat of stucco on some decorative walls and some other masonry activities.  We will work on these tasks early next week and will attempt to finish most activities before the move-back date for each family, but none of the pending tasks prevent homeowners from accessing or occupying their homes.
  • As of tomorrow Friday, December 31st at noon all homeowners in cluster 19 are free to start accessing your properties.
  • Move backs have been scheduled with each homeowner for next week between Monday, January 3rd and Friday, January 7th.
  • We will maintain our security guards patrolling the cluster 19 homes in the evenings, weekends and holidays until all homeowners have moved back at the end of next week.
  • Cluster 19 homeowners will be removed from this distribution list going forward, if you have any questions or need to reach us please use any of the communication channels listed below.

Cluster 20:

  • Rain events over the past couple of weeks have hit us at the stage of the project where it causes the most impact with active open excavations.  Rain has forced the disposal facility to close several times as that facility has internal dirt roads that become unsafe.  The rain also causes lost time for our operations onsite even after the rain subsides when we have to pump all the water out of the open excavations and allow areas to dry before excavation can resume.
  • At this point with rains already occurred up to this week plus time to dry the site next week we are estimating about 11 work days lost due to weather, so our schedule has already slipped about 2 weeks so far.
  • Next week the weather forecast looks dry and we will be back on site Monday drying the site and looking to resume excavation activities by middle of the week.
  • We will continue to make our best effort to recover lost time in subsequent weeks and will communicate any changes to the overall project schedule in future updates.

IMPORTANT INFORMATION ABOUT CAROUSEL REMEDIATION DATES FOR CLUSTER 21 RESIDENTS

December 22, 2021

Dear Carousel resident,

This notification is for residents of homes located in what we have designated as Cluster 21 for the environmental remediation project.

Please be advised that the rainy weather we have experienced over the past couple of weeks, with more rain on the forecast later this week, has caused delays on the work we have currently ongoing.  The group of homes immediately preceding your group (Cluster 20) is on the excavation phase and when we get rain on this phase it causes an impact on schedule as the disposal facility that receives the excavated soils closes on rainy days due to internal dirt roads becoming unsafe, and it also causes delays for us onsite due to managing the impact of rainfall on open excavations and stockpiles.  As a result of those delays we are running behind schedule on Cluster 20 and will need to delay the move-out date for Cluster 21 residents by one week, meaning that the revised dates for moving out of your homes are as provided below:

•  Move out week: January 24th to 28th, 2022 (specific appointment to be arranged during that week in consultation with you)

•   No access date: Sunday, January 30th, 2022 at 5 PM

•   Start of remediation work: Monday, January 31st, 2022 at 7:30 AM

There is no change to the backyard cleanup day, hazardous waste pickup day, pre-construction inspection or any other appointments we have already set with you, all of those will occur on the dates we have previously communicated, only your actual move from your homes is being impacted. We continue to make our best efforts to complete the work in a safe and timely fashion.  We remain committed to communicating with you and keeping you informed of all relevant information before and during remediation of your property.

Carousel Remediation Update 2021-12-17

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 19:

  • Installation of hardscape (concrete surfaces and decorative walls) is progressing well and about 85% complete.
  • Landscape work is about 60% complete and we continue to work on lots where hardscape is complete by installing irrigation piping, plants and finish materials.
  • The rainy weather has had some impact on our ability to pour concrete but we have been able to work around it and reschedule work to continue making progress.
  • Each homeowner has been contacted to set several appointments as the project draws to completion: one to reinstall gas meters the week of December 20th, a second one for post-construction inspections the week of December 27th, and then a third one for moving back into your homes the first week of 2022.  Please attend your appointments at the scheduled date and time, we have planned this sequence of events carefully and it involves coordination with utility companies, various contractors and additional project staff and it will be difficult to reschedule any missed appointments.
  • Work on cluster 19 is on schedule to finish on December 31st, 2021.  Homeowners on cluster 19 can expect to move back into their homes the week starting January 3rd, 2022.

Cluster 20:

  • Excavation on the yards that require it is underway and about 40% complete.
  • The rainy weather has already caused some impact on the schedule by forcing closures of the disposal facility that receives waste from the site and also causing delays onsite due to managing the impact of rainfall on open excavations and stockpiles.  We will continue to make our best effort to recover lost time in subsequent weeks and if there are any changes to the overall project schedule we will communicate this in future updates.
  • The start of backfill operations has now slipped to the first week of January 2022.

Cluster 19:

  • Landscape work is underway on the lots where hardscape is complete including installation of irrigation pipes, preparing surfaces for planting and installing plants and finishing materials, this work is about 40% complete.
  • We have already received and installed a first shipment of natural grass and plant material, more shipments are scheduled over the coming few weeks.
  • Each homeowner has been contacted to set several appointments as the project draws to completion: one to reinstall gas meters the week of December 20th, a second one for post-construction inspections the week of December 27th, and then a third one for moving back into your homes the first week of 2022.  Please attend your appointments at the scheduled date and time, we have planned this sequence of events carefully and it involves coordination with utility companies, various contractors and additional project staff and it will be difficult to reschedule any missed appointments.

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 19:

  • All remedial work including excavation and installation of remediation systems (Soil Vapor Extraction – SVE and Sub-Slab Depressurization – SSD) is complete.
  • All utility pipes that were removed at the beginning of the project (gas, water, etc) have been restored, please note that we will not activate service on any of the utilities until the last few weeks of the project.  We will set an appointment with each homeowner to come to their homes for this purpose as well as other inspections in late December.
  • Building of the property line block walls that separate the lots is nearing completion, that activity will finish this week.
  • Once walls are completed we grade each lot and prepare it to receive landscaping.  6 out of 12 lots have already been through this step and have been handed over to our landscape restoration contractors.
  • We have started work installing hardscape (concrete driveways, walkways, patios, decorative walls) this week, this work will continue through November and December.
  • As hardscape is completed on each lot we proceed with landscaping including installation of irrigation pipes, preparing surfaces for planting and finally installing plants and finishing materials.
  • Work on cluster 19 continues to be on schedule to finish on December 31st, 2021.  Homeowners on cluster 19 can expect to move back into their homes the week starting January 3rd, 2022.

Cluster 20:

  • Welcome to this distribution list to residents of Cluster 20 and adjacent homes, you can expect to receive a similar email approximately every two weeks to inform you of the progress of work on the remediation project and any other relevant information.
  • Work started on cluster 20 homes on November 1st with the installation of the temporary wall around all homes in this area as well as mobilization of equipment and supplies.
  • We have disconnected all utilities from the homes (power, gas, water), removed the power wires from the homes and are in the process of physically cutting and capping the gas lines that extend into the lots.
  • Next Monday November 15th we will start demolition of all hardscape (concrete surfaces, driveways, walkways, patios, walls, etc) as well as landscape (plant material, trees, grass, etc) on all yards.
  • Excavation will start on the lots that require it after Thanksgiving the week of November 29th.

This notification is for residents of homes located in what we have designated as Cluster 21 for the environmental remediation project.

Please be advised that as a result of changes to the project schedule we have revised the dates for starting work on your homes one week earlier compared to what we communicated to you during individual meetings held in August and September of this year, updated dates are provided below:

  • Move out week: January 17th to 21st, 2022 (specific appointment to be arranged during that week in consultation with you)
  • No access date: Sunday, January 23rd, 2022 at 5 PM
  • Start of remediation work: Monday, January 24th, 2022 at 7:30 AM

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 19:

  • Work on the installation of remediation systems (Soil Vapor Extraction – SVE and Sub-Slab Depressurization – SSD) is +80% complete.
  • As part of the SVE system we have finished work on the trench that was excavated along Neptune Ave to install piping associated with this system, the trench has been backfilled and paved and new manholes have been installed along the street.
  • We are also finishing work on the restoration of utilities (gas, water, etc) that were removed during excavation.
  • We have reached about 30% progress on building the property line block walls that were removed at the beginning of the project.
  • Once walls are completed we will start grading each lot to give them the final elevations to receive landscaping.  We will start handing lots over to our landscape restoration contractors the first week of November.
  • Please be advised that we are now estimating to complete work on cluster 19 properties on December 31st, 2021 and to move cluster 19 residents back into their homes the week following completion of work, starting January 3rd, 2022 by appointments that we will set up individually.  Please keep in mind that all temporary housing arrangements and provisions are automatically extended to the new projected completion date for remediation in each of your homes.

Carousel Remediation Update 2021-10-08

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 18:

  • All of the major scope of work on restoration of landscaping on cluster 18 homes will be completed by 5PM today.
  • All homes will be cleaned up by the end of the day, we will remove all trash, materials and equipment and pressure wash every home.
  • Next week we will still have crews onsite to work on punchlist and other minor items that have been identified.
  • As of today Friday, October 8th at 5 PM all homeowners in cluster 18 are free to start accessing your properties.
  • Move backs have been scheduled with each homeowner for next week between Monday, October 11th and Friday, October 15th.
  • We will maintain our security guards patrolling the cluster 18 homes in the evenings until all homeowners have moved back at the end of next week.
  • Cluster 18 homeowners will be removed from this distribution list going forward, if you have any questions or need to reach us please use any of the communication channels listed below.

Cluster 19:

  • Excavation and backfill are complete.
  • Work is underway in restoration of utilities (gas, water, etc) that were removed during excavation.
  • For the Soil Vapor Extraction (SVE) system we have drilled all the wells that are required on the street and on several properties and we have excavated a trench along Neptune Ave to install piping associated with this system.  Work will continue over the next couple of weeks on piping and connection of all wells to the system and then backfill and paving of the trench.

  • We have also started building the property line block walls that were removed and the beginning of the project.

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 18:

  • All of the remediation work is complete including remedial excavations and installation of remediation systems where applicable.
  • Construction of the new property line block walls is complete.
  • We are working on grading each property to give all surfaces the right elevation and slope in preparation to receive hardscape and landscape.
  • As grading is completed the properties get turned over to our restoration contractors, six properties have already been turned over to restoration and the remaining six will be turned over on September 7th, after Labor Day.
  • Our hardscape contractor is onsite preparing to install concrete on driveways, walkways, patios, etc.  Drainage pipes are being installed and forms are being set in anticipation of starting concrete pours tomorrow, September 1st.
  • Once hardscape work is complete at each property our landscape contractor will start to prepare areas for planting and installing finishing materials.
  • All work is currently on schedule.

Cluster 19:

  • Demolition and removal of all hardscape and landscape is complete on all yards.
  • Excavation on the yards that require it is approximately 40% complete and will continue into next week.
  • Backfill of excavated areas is scheduled to start after Labor day.
  • Installation of remediation systems will start the week of September 20th.

Please note we will observe the Labor Day holiday on Monday September 6th and there will be no work onsite that day, however our security team will continue to provide coverage to the entire worksite as usual.

Cluster 18:

  • We have completed the installation of all remediation systems including the Soil Vapor Extraction (SVE) and Sub-Slab Depressurization (SSD) systems on the properties where each applies.
  • We have completed work on the trench on Neptune Ave that we excavated for header pipes associated with the SVE system, piping is complete and the trench has been backfilled and paved.
  • We are finishing the restoration of utilities (gas, water, electrical) that were removed at the beginning of the project.  Please note all utilities will remain physically shut and service will not be restored until homeowners are present in their homes near the end of the work.
  • We have made about 50% progress on construction of the property line block walls between lots.
  • As we complete the walls on each lot we start working on grading to give all surfaces the right elevation and slope in preparation to receive hardscape or landscape.
  • We will start turning properties over to our restoration contractors the week of August 23rd.
  • All work is currently proceeding on schedule.

Greetings cluster 19 and adjacent residents,

Welcome to this distribution list, you can expect to receive a similar email approximately every 2 weeks where I will provide an update on the progress of all ongoing remediation work and any other information that may be relevant.  I sent an update to cluster 18 residents last Friday but since we started work on your properties this week I thought I would send a separate note just for folks on cluster 19 to get you some information about the project.  The following is a highlight of the work that is ongoing and planned on your cluster 19 properties as part of the environmental remediation of the Carousel neighborhood:

  • We have started installing the temporary wall surrounding the cluster 19 work area, concrete barriers and most sound attenuation panels are in place, we will finish installing gates and closing the entire perimeter later this week.
  • We have started mobilizing all our equipment and supplies to the worksite including heavy excavation and construction equipment but also tools, materials and support facilities.
  • All utilities are being disconnected from all homes: we have already shut down water service, electrical wires will be physically disconnected tomorrow and gas meters will also be removed.
  • Next week we will start clearing vegetation and removing gates and other smaller items from yards.
  • Demolition of property line walls, driveways, hardscape and landscape areas on all yards is scheduled to start the first week of August.
  • Excavation on the yards that require it is scheduled to start the third week of August.
  • Please note that we have private security who patrol the worksite in the evenings, motion sensitive cameras pointing inside the worksite and a Sheriff from the local police department is posted outside the site every night in order to protect your property.
  • Also, please note that the site is an active construction site which poses risks to anyone who enters, we ask homeowners to refrain from entering the site without authorization for their own protection.  If you need access to your home for any reason please contact us and we will arrange for someone to escort you and provide you with some personal protective equipment so that you can access your home safely.  We ask that you provide us with at least 48h notice to arrange access.

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 18:

  • Excavation and backfill are complete on all the yards that require it.
  • We have started work on installation of the remediation systems: Soil Vapor Extraction (SVE) and Sub-Slab Depressurization (SSD) on the properties where each applies.
  • We have completed drilling all the wells required for the SVE system.
  • Excavation of the trench on Neptune Ave for header pipes associated with the SVE system was completed today, installation of piping will begin next week and the trench will be backfilled and paved the last week of July.
  • Installation of SSD systems is underway on the properties where it was required or requested.
  • Restoration of utilities in underway including re-installation of gas and water pipes.  Please note all utilities will remain physically shut and service will not be restored until homeowners are present in their homes near the end of the work.
  • Construction of property line walls is scheduled to start next week.
  • All work is currently proceeding on schedule.

Carousel Remediation Update June 18, 2021

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 17:

  • All of the major scope of work on restoration of landscaping on cluster 17 homes will be completed by the end of the day today.
  • All homes will be cleaned up by the end of the day, we will remove all trash, materials and equipment and pressure wash every home.
  • Next week we will still have crews onsite to work on punchlist and other minor items that have been identified.
  • Grinding and repaving of the street inside Cluster 17 was completed today.  This work was delayed by one day and the asphalt is still drying so we are asking homeowners not to drive on the newly paved street until tomorrow, Saturday June 19th at noon in order to prevent damage to the asphalt or tracking black residue onto your new driveways.
  • As of today Friday, June 18th at 5 PM all homeowners in cluster 17 are free to start accessing your properties, however please note that we will keep the street blocked to prevent cars from driving on the fresh asphalt until tomorrow at noon, so if you intend on visiting your property before then we will ask that you park outside and access on foot.
  • Move backs have been scheduled with each homeowner for next week between Monday, June 21st and Friday, June 25th.
  • Cluster 17 homeowners will be removed from this distribution list going forward, if you have any questions or need to reach us please use any of the communication channels listed below.

Cluster 18:

  • Excavation on the yards that require it will be completed early next week.
  • We are starting to backfill excavations on Monday, June 21st.

Carousel Remediation Update | June 4, 2021

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 17:

  • Hardscape work is about 75% complete (new concrete surfaces on driveways, walkways, patios, etc)
  • New sidewalks and curb/gutters are complete.
  • Our landscape contractor has started installing grass and plant material on the lots where hardscape is complete.
  • Each homeowner has been contacted to book several appointments, one during the week of June 7th to reinstall gas meters, a second one during the week of June 14th for post-construction walkthroughs and then a third one after June 21st for moving back into your homes.  Please attend your appointments at the scheduled date and time, we have planned this sequence of events carefully and it involves coordination with utility companies, various contractors and additional project staff and it will not be easy to reschedule any missed appointments.
  • Grinding and repaving all of Marbella Ave inside Cluster 17 will be done the week of June 14th.
  • We are on schedule to complete all work on cluster 17 on Friday, June 18th at 5 PM.

Cluster 18:

  • Demolition of property line walls, hardscape and landscape is complete on all areas.
  • Excavation started on schedule on June 1st and will continue over the next 3 weeks.
  • We expect to start backfilling excavations the week of June 21st.
  • The next few weeks are the phase of the project that involves the highest traffic of heavy vehicles as trucks are brought in to get loaded with material to be exported and then other trucks are used to bring import backfill material, please continue to be mindful of the modified traffic patterns in the neighborhood and respect all traffic signs and instructions from staff around the worksite.
  • All work is currently proceeding on schedule.

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 17:

  • All 20 lots on cluster 17 are undergoing landscape and hardscape restoration.
  • Our hardscape contractor has completed about 60% of the work on installing new concrete surfaces on driveways, walkways, patios, sidewalks and gutters.
  • Our landscape contractor is following behind as hardscape is completed and they have made about 25% progress on installing irrigation and preparing surfaces for planting.
  • Over the next two weeks we will start receiving deliveries of plant material and grass to install on homes that are ready for it, more deliveries will come in June.
  • We will grind and place new asphalt on the entire street of Marbella Ave inside Cluster 17, from 247th St to the end of the cul-de-sac the week of June 14th.
  • We have started contacting homeowners individually to make several appointments, one appointment during the week of June 7th to reinstall gas meters, a second appointment during the week of June 14th for post-construction walkthroughs and then a third appointment after June 21st for moving back into your homes.   • We are on schedule to complete all work on cluster 17 on Friday, June 18th at 5 PM.

Cluster 18:

  • The temporary wall surrounding the cluster 18 work area is complete and all equipment, tools and support facilities are in place.
  • We have made about 50% progress on the demolition of property line walls, driveways, hardscape and landscape areas on all yards.
  • Excavation is scheduled to start on June 1st after the Memorial Day holiday.
  • We expect to start backfilling excavations the week of June 21st.
  • Please remember that the site is an active construction site which poses risks to anyone who enters, we ask homeowners to refrain from entering the site without prior authorization from us.

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 17:

  • All remediation activities are complete.
  • All of the property line block walls separating the lots have been re-built and as of today all 20 lots on cluster 17 have been handed over to our landscape restoration subcontractors.
  • Our hardscape contractor has completed about 30% of the work on installing new concrete surfaces on driveways, walkways, patios as well as sidewalks and gutters that were damaged during our work.
  • As hardscape is completed on each lot our landscape contractor moves in to install irrigation and prepare surfaces for planting.
  • Our landscape architect Harry Clarke has reached out to some of you to make final decisions regarding landscape restoration at each of your homes.  Please work with Harry at your earliest convenience in order to make the necessary decisions in a timely manner to keep the work progressing on schedule.
  • As of today we are still projecting to complete all work on cluster 17 on Friday, June 18th.

Cluster 18:

  • Welcome to this distribution list to Cluster 18 residents, you can expect to receive a similar email approximately every 2 weeks where I will provide an update on the progress of the remediation work and any other information that may be relevant.
  • We have started installing the temporary wall surrounding the cluster 18 work area, concrete barriers and most sound attenuation panels are in place, we will finish installing gates and closing the entire perimeter next week.
  • We have started mobilizing all our equipment and supplies to the worksite including heavy excavation and construction equipment but also tools, materials and support facilities.
  • All utilities have been disconnected from all homes including removing electrical wires, shutting down water service at the meter and removing the gas meters.
  • We have started locating, cutting and capping underground gas lines that extend into the properties and need to be removed before we can start any demolition or excavation work.
  • Next week we will start clearing vegetation and removing gates and other items from yards.
  • Demolition of property line walls, driveways, hardscape and landscape areas on all yards is scheduled to start the week of May 17th.
  • Please note that we have private security who patrol the worksite in the evenings, surveillance cameras pointing inside the worksite and a Sheriff from the local police department is posted outside the site every night in order to protect your property.
  • Also, please note that the site is an active construction site which poses risks to anyone who enters, we ask homeowners to refrain from entering the site without authorization for their own protection.  If you need access to your home for any reason please contact us and we will arrange for someone to escort you and provide you with some personal protective equipment so that you can access your home safely.  We ask that you provide us with at least 48h notice to arrange access.

Cluster 17:

  • All remediation activities are complete including excavation and Installation of all remediation systems (Soil Vapor Extraction – SVE and Sub-Slab Depressurization – SSD) where applicable.
  • All work is complete on the trench that was excavated on Marbella Ave to install piping associated with the SVE system and the trench has now been backfilled.
  • Our masonry contractor has built about 75% of the property line block walls that were removed at the beginning of the project.
  • As the walls are completed each lot is graded to give all surfaces the final elevations they need in preparation to receive hardscape and landscape.
  • The first lot of 5 homes has been handed over to our landscape restoration subcontractors and by the first week of May all lots will be in this phase.
  • We have started work on hardscape including installing new concrete surfaces on driveways, walkways, patios as well as sidewalks and gutters that were damaged during our work.
  • Based on progress to date, and as a result of weather impacts during the winter and absences and delays during some of the worst months of the pandemic in December and January, we are now projecting completion of work on cluster 17 homes for Friday, June 18th.  This revised date will also provide enough time to repave the entire street on this cluster.  Please keep in mind that all temporary housing arrangements and provisions are automatically extended to the new projected completion date for remediation in each of your homes.

Cluster 16:

  • All hardscape work (concrete surfaces, walkways, patios, etc as well as decorative walls) is complete on all cluster 16 homes.
  • All landscape restoration work is being completed today.
  • We have finished the removal of the temporary construction wall that was placed along Neptune Ave and by the end of the day will repaint the traffic lanes and remove all the temporary traffic signs that we had installed.
  • All homes will be cleaned up by the end of the day, we will remove all trash, materials and equipment and pressure wash every home.  The street will also be cleared and swept.
  • All work is on track to be completed today Friday, April 9th by 5 PM.
  • Once work is complete homeowners will have access to their homes.
  • Move backs have been scheduled with each homeowner for next week between Monday, April 12th and Friday, April, 16th.
  • Cluster 16 homeowners will be removed from the update distribution list going forward, if you have any questions or need to reach us please use any of the communication channels listed below.

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 16:

  • All homes are undergoing landscape restoration.
  • Work on hardscape (concrete surfaces for driveways, walkways, patios, etc as well as decorative walls for courtyards, etc) is +75% complete.
  • As hardscape is completed on each lot our landscape crew starts work on installing irrigation systems, preparing areas for planting and installing finish materials like decorative rock, mulch, etc
  • Plant material is scheduled to start arriving next week including natural grass, trees and shrubs.
  • Each homeowner has been called to schedule two separate appointments in the upcoming weeks: one for installation of gas meters the week of March 29th and another for a post-construction inspection the week of April 5th.
  • Work is on track to be completed by Friday, April 9th at 5 PM.
  • Once work is complete homeowners will have access to their homes.  Move back is scheduled for the week of April 12th.

Cluster 17:

  • All excavation and backfill work are complete.

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 16:
• All remediation work has been completed including excavation and installation of remediation systems.
• We have finished the installation of new utility pipes (gas, water, etc) and also reconnected the electrical wires to each home that were removed at the beginning of the project. Please note that gas and electrical service are still turned off at the meter on each home and will not be turned on until homeowners come back during an appointment that will be set up near the end of the project.
• Our masonry contractor continues to build the property line block walls that were removed at the beginning of the project.
• 4 out of 12 lots have been handed over to our landscape contractor this week.
• Landscape contractor has started work installing drainage pipes for rainwater and preparing the lots to install hardscape, i.e. pour concrete surfaces like driveways, walkways and patios.
Work is on track to be completed by the revised target date of Friday, April 9th.

Cluster 17:
• Excavation is about 95% complete on the areas that require it and projected to finish this week.
• Backfilling of excavations is about 90% complete.
• We have started the installation of remediation systems (SVE – Soil Vapor Extraction and SSD – Sub-Slab Depressurization) and restoration of utilities.
• As of today there is no change to the projected completion dates for remediation on cluster 17 homes.

Information about Carousel remediation dates for cluster 18 residents

Dear Carousel resident,

This email is being sent to residents of homes located in what we have designated as Cluster 18 and Cluster 19 “buffer” homes for the environmental remediation project.

Please be advised that as a result of weather impacts during the winter months as well as delays associated with the pandemic we have made some changes to the schedule of the environmental remediation work currently taking place in the Carousel tract. The estimated dates for start and completion of work on your homes has changed compared to the dates we communicated to you during individual meetings held in November of 2020, updated dates are provided below:

Move out week: April 26th to 30th (specific appointment to be arranged during that week in consultation with you)
• No access date: Sunday, May 2nd at 5 PM
• Start of remediation work: Monday, May 3rd at 7:30 AM
Completion of work: Friday, October 8th at 5 PM
Completion of work for buffer homes: Friday, December 24th at 5 PM (buffer homes are 24518 and 24522 Neptune as well as 24519 and 24523 Ravenna)
• Move back week: The week following completion of work, Monday through Friday by appointment

Cluster 16:
• All excavation and backfill work is complete on all areas that require it.
• We have finished installing the wells and piping associated with the Soil Vapor Extraction (SVE) system.
• We are finishing the installation of Sub-Slab Depressurization (SSD) systems on the homes where it is required or where the homeowners opted in.
• We have finished the installation of upgraded gas utility pipes to comply with current construction codes. Work continues on restoration of other utility pipes that were removed at the beginning of the project (water, electrical, etc).
• Our masonry contractor has started building the property line block walls that were removed at the beginning of the project.
• Once the walls are completed we will finish grading the lots and preparing all surfaces to receive new hardscape and landscape.
• We anticipate transitioning the first few lots into the landscape restoration phase the third week of February.
Based on progress to date, and as a result of weather impacts and absences and delays associated with the pandemic, we are now projecting completion of work on cluster 16 homes for Friday, April 9th. We will continue to make our best efforts to recover time and expedite the work and if there is any other change to the schedule I will communicate that to you promptly. Please keep in mind that all temporary housing arrangements and provisions are automatically extended to the new projected completion date for remediation in each of your homes.

Cluster 17:
• Excavation is about 85% complete on the areas that require it and projected to finish next week.
• Backfilling of excavations is about 65% complete.

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 16:
• Excavation is complete on all areas that require it.
• Backfilling of excavations is +95% complete and will be finished next week.
• We have started work on restoring utility pipes that were removed at the beginning of the project (sewer, water, gas) and all are being installed in compliance with current construction codes and under permits from the relevant government agencies.
• We have started working on the installation of remediation systems (SVE – Soil Vapor Extraction and SSD – Sub-Slab Depressurization).
• Construction of the property line block walls that were removed at the beginning of the project is scheduled to start next week.
• The rain event during the last week of December delayed our progress and we are currently tracking about 4 days behind schedule but we are working to recover that lost time in the upcoming weeks. I will keep you posted in case there is a change to the estimated date to complete the work.

Cluster 17:
• Excavation is underway on the yards that require it and we have reached about 50% progress.
• Backfilling of excavations is scheduled to begin later this month.
• Work on cluster 17 remains on schedule despite the days lost to rain in late December.

Carousel Remediation Update 12-18-20

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 16:
• Excavation is about 75% complete, we expect to finish excavation on all areas that require it around the end of the year.
• We have started backfilling the areas that were excavated.
• We are scheduled to start working on the installation of remediation systems (SVE – Soil Vapor Extraction and SSD – Sub-Slab Depressurization) the last week of December.

Cluster 17:
• Demolition of landscape and hardscape is complete.
• We have started excavation on the yards that require it and have reached about 10% progress.
• We have also started some initial work on the installation of SSD systems on the properties that require it or requested it.

All work is proceeding on schedule.

Please note our entire crew will take holidays on the following days and no work will occur on site on those dates: Thursday December 24th, Friday December 25th, Thursday December 31st and Friday January 1st.

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 16:

  • Demolition of landscape and hardscape is complete on all areas.
  • Excavation is underway on the areas that require it and we have reached about 30% progress.
  • We anticipate to start backfilling the areas that were excavated on December 15th.
  • We have started work on the installation of Sub-Slab Depressurization (SSD) systems on the properties where it was required or requested.

Cluster 17:

  • Demolition of landscape and hardscape is about 80% complete and will finish next week.
  • Excavation is scheduled to start on the yards that require it next week.
  • We have also started work on the installation of SSD systems on the properties that require it or requested it.

CAROUSEL REMEDIATION UPDATE -11/20/20

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 16:
• All utilities have been disconnected.
• Demolition of property line walls, driveways, hardscape and landscape areas on all yards is 95% complete.
• Excavation is scheduled to start on the yards that require it on Monday, November 23rd.
• We have started work on the installation of Sub-Slab Depressurization (SSD) systems on the properties where it was required or requested.

Cluster 17:
• All utilities have been disconnected.
• Demolition of property line walls, driveways, hardscape and landscape areas on all yards is 30% complete.
• Excavation is scheduled to start on the yards that require it on Tuesday, December 8th.

All work is proceeding on schedule.

There will be no work on site on Thursday November 26th or Friday November 27th due to the Thanksgiving holiday.

Carousel Remediation Update 10/29/2020

Residents of the Carousel neighborhood whose home is in either cluster 16 or 17 as part of the environmental remediation project have been added to this distribution list, welcome! You can expect to receive an email from me on this distribution list approximately every 2 weeks for the duration of the project and I will provide an update on the progress of the work and keep you updated on any developments that may be relevant.

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Clusters 16 and 17:
• All residents from clusters 16 and 17 were moved into temporary housing between September 12 and September 23.
• We have started installing the temporary wall surrounding the entire work area, we should finish that work next week.
• We have started mobilizing all our equipment and supplies to the worksite including heavy excavation and construction equipment but also tools, materials and support facilities.
• All utilities have been disconnected from all homes including removing electrical wires, shutting down water service at the meter and removing the gas meters. The only exception to this are a few homes where power was kept connected in order to keep pools in operation.
• We have started locating, cutting and capping gas lines that extend into the properties and need to be removed before we can start any demolition or excavation work.
• All air conditioning units have been removed from the yards and placed in storage.
• Next week we will start clearing vegetation and removing gates and other items from yards.
• Demolition of property line walls, driveways, hardscape and landscape areas on all yards is scheduled to start the second week of November.
• Please note that we have private security who patrol the worksite in the evenings, surveillance cameras pointing inside the worksite and an on duty Sheriff from the local police department is posted outside the site every night in order to protect your property.

Carousel Remediation Update 10/09/2020

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 15:
• Our hardscape and landscape crew made tremendous progress and overcame issues with supply of concrete and other materials, as well as extreme heat and other challenges, and we were able to substantially complete landscaping and restoration work on cluster 15 by Friday, October 2nd 2020 at 5 PM.
• We will continue to address some minor punch-list items on a few properties over the following days and our landscape architect will start scheduling individual meetings with each cluster 15 homeowner to review the punch-list and sign off on completion of landscape restoration. Once homeowners sign off on acceptance of their landscape restoration we will process their final checks which include their inconvenience fees as well as any unused landscape budget.
• On a few properties we have yet to install alumawood patio structures because our contractors have been unable to source materials due to shortages in the supply of aluminum caused by the pandemic. This will not prevent occupancy of the homes and all families will still be able to move back into their homes. As soon as the materials become available we will schedule a time to install the alumawood patios.
• Last week we removed the temporary construction wall, cleaned and pressure washed all homes, swept the streets and removed all our vehicles and materials from the cluster 15 area.
• Homeowners were able to access their properties starting on Friday, October 2nd at 5 PM.
• Our movers started moving families back into cluster 15 homes on Tuesday October 6th, and all moves will be completed by the end of the day today.
• From this point forward cluster 15 residents will be removed from this distribution list, if you need to contact us in the future please use any of the communication channels indicated at the bottom of this message.

Work on cluster 16 is scheduled to start on Monday, October 19th and the following week on Monday, October 26th we will add cluster 17.

Carousel Remediation Update 09/24/2020

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 15:

  • Our hardscape crew has made tremendous progress recovering the time lost a few weeks ago due to concrete supply issues by working overtime and Saturdays as well as securing a second concrete supplier.
  • Hardscape work is nearing completion, all major concrete pours will be completed by the end of this week and for next week we only have some masonry and tile work remaining.
  • Our landscape crew continues to follow right behind as hardscape is completed with installation of irrigation systems and preparation for planting.
  • Natural and artificial grass has already been installed on 12 out of 18 homes, we will continue to work on the remaining homes this week and next.
  • We received a large delivery of plant material (trees and shrubs) today and have started planting them, other smaller deliveries are expected in the next few days.
  • Next week we will begin removing the temporary construction wall, cleaning and pressure washing all homes and sweeping the streets.
  • We are still projecting to finish all major work on cluster 15 homes by Friday, October 2nd at 5PM.  After this point homeowners will be able to access their properties with no restrictions.
  • The only activity that is unlikely to be completed by that date is the installation of alumawood patio structures that several homeowners have included on their landscape design.  Our contractors for these structures have been unable to source materials due to shortages in the supply of aluminum caused by the pandemic.  This will not prevent occupancy of the homes and all families will still be able to move back into their homes.  As soon as the materials become available we will schedule a time to install the alumawood patios.
  • Move back has been scheduled starting on Monday, October 5th with individual appointments throughout that week.

Remediation Updates: September 11, 2020

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 15:

  • All 18 homes (15 homes on cluster 15 plus 3 buffer homes from cluster 14) have been turned over to our restoration contractor.
  • Hardscape work is complete on 11 homes and ongoing on several others.
  • The situation with a shortage of cement powder that was reported last time has improved but the availability of this key construction material is still reduced compared to normal levels.  We have added additional suppliers of pre-mixed concrete to increase the volume that we are able to source and with that we have been able to make progress on construction of hardscape surfaces.  We have also added staff and are planning to work some Saturdays in order to be able to make up the time that was lost due to concrete supply interruptions.
  • Our landscape crew has finished installation of irrigation systems and preparation of surfaces for planting on 9 homes.
  • Next week we will start receiving deliveries of plant material and we will also start installing artificial turf on the homes where this applies.
  • As of today we are still projecting to finish all work on cluster 15 homes by Friday, October 2nd 2020.

Carousel Remediation Update: August 25, 2020

The following is a highlight of the work that has been completed recently and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 15:

  • All remediation work including excavation and installation of remediation systems is complete on all homes in this cluster.
  • We have finished construction of the new property line block walls on all homes in this cluster.
  • 15 homes out of a total of 18 (15 homes on cluster 15 plus 3 buffer homes from cluster 14) have been turned over to our restoration contractor.
  • On the remaining 3 homes we are finishing grading and they will also get transitioned to our restoration contractor by next week.
  • Hardscape work is complete on 6 homes and our landscape crew has started installation of irrigation systems and preparation of surfaces for planting.
  • The heat wave in Southern California and increased demand for power for home air conditioning has led to power outages for cement kilns (high consumers of energy) and is causing a shortage of cement powder in the region.  This has affected the plants that produce pre-mixed concrete and is impacting their ability to fulfill orders for this key material from all construction projects in the region including our project.
  • Despite the shortage of pre-mixed concrete our hardscape crew has continued to make progress by working on masonry and by building forms and tying steel in order to prepare areas to install concrete as soon as we start receiving our deliveries again.  Depending on the severity and duration of the issue with cement powder we may be able to work around it, we will continue to monitor the situation and I will keep you posted if there is any impact to our schedule.
  • As of today we are still projecting to finish all work on cluster 15 homes by Friday, October 2nd 2020.

Cluster 15 Remediation Update

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 15:

  • Excavation is complete on all the properties that require it.
  • Backfill is complete.
  • We are nearing completion on the restoration of utility pipes (sewer, gas, water, etc) that were removed at the beginning of the project.
  • We have finished drilling all the wells associated with the SVE (Soil Vapor Extraction) system that needed to be installed during this cluster.
  • We have started excavation of a large trench on Marbella Ave where we will install piping associated with the SVE system.
  • Re-construction of property line block walls began this week.
  • We will start transitioning properties to our landscaping and restoration contractor towards the end of July.
  • We are on schedule based on the revised timeline that we announced as a result of the impact of the COVID-19 pandemic, we are still projecting to finish all work on cluster 15 homes by Friday, October 2nd 2020.

Cluster 14:

  • All landscaping and restoration work was completed on cluster 14 by Friday, May 15th 2020 at 5 PM.
  • The scope of work for remediation and restoration of cluster 14 homes is considered substantially complete.  We will continue to address some minor punch-list items on a few properties over the following days.
  • We have started moving all cluster 14 families back into their homes as of this week, all moves will be completed by this Friday, May 22nd.
  • From this point forward cluster 14 residents will be removed from this distribution list, if you need to contact us in the future please use any of the communication channels indicated at the bottom of this message.

Cluster 15:

  • Excavation is +60% complete and we continue to increase the pace of work in order to reach the same level we had before the COVID-19 pandemic.
  • Backfill of excavations is scheduled to start later this week.
  • Once backfill is completed we will start restoring the utility pipes that were removed at the beginning of the project: sewer, gas, water, etc.
  • Installation of remediation systems (Soil Vapor Extraction – SVE and Sub-Slab Depressurization – SSD) is scheduled to start the first week of June.
  • Re-construction of property line block walls is scheduled to start the first week of July.
  • After reviewing the impact of the COVID-19 pandemic on the project including the time that the project was suspended and no work was conducted, as well as the slower pace of work that is now required to follow the new health and safety guidance associated with the pandemic, we are now estimating that work on cluster 15 homes will finish by Friday, October 2nd 2020.  That is currently our best estimated completion date, if we are able to recover any time and that date changes as we move forward we will certainly keep you informed.

Cluster 14 & 15 Remediation Updates

May 5, 2020

The following is a highlight of the work that has been recently completed and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 14:

  • We are currently working on hardscape on the last few homes in this cluster including installation of concrete surfaces like driveways, walkways, courtyards, etc.
  • Once hardscape is completed on each home we transition to installation of irrigation systems, preparation of soils for planting, installation of plant material and placement of various landscape finish materials.
  • As we near completion of the work we will pressure wash the outside of all homes and yards, streets and sidewalks will be swept and our crews will clean the entire area before demobilizing.
  • We are currently on schedule to finish all work on cluster 14 homes by Friday May 15th at 5PM, from that point forward homeowners will be able to access their homes with no restrictions.  However, access remains restricted until such time and we ask homeowners not to enter the construction site unless you have a specific appointment previously arranged with us.
  • We will move cluster 14 homeowners back into their homes during the week starting May 18th.
  • Each homeowner has been contacted individually and we have scheduled various appointments during the following weeks for re-installation of gas meters, completion of the post-construction property inspection and for moving back into your homes.  Our team will contact each resident and provide some guidelines to be followed during these appointments associated with the COVID-19 pandemic, the guidelines include practices of social distancing, increased sanitization and additional personal protective equipment such as face covers that we will ask you to follow during these visits.  The guidelines are designed to protect the health and wellbeing of the homeowners as well as of our workers and we ask for your cooperation and compliance.

Cluster 15:

  • We have resumed all activities associated with remediation on cluster 15.
  • Excavation is ongoing on the homes that require it and we continue to increase the pace of work in order to reach the same level we had before the COVID-19 pandemic.
  • Backfill of excavations is scheduled to start on May 18th.
  • Once backfill is completed we will start restoring the utilities that were removed at the beginning of the project and installing the other remediation systems including Soil Vapor Extraction (SVE) and Sub-Slab Depressurization (SSD) systems.
  • We will keep you informed about the progress of work and the impact on the schedule as we move forward.  On our next update we expect to be able to provide a revised date for completion of work on Cluster 15.

Cluster 14 & 15 Remediation Updates/COVID-19 Update

The Carousel Neighborhood Restoration project has been designated by our regulatory agencies as an essential activity or function during the COVID-19 response; and as such, we have resumed work on the project following CDC recommendations.

The safety of our community, contractors and employees remains our number one priority. Over the past few weeks, our team has worked to understand and incorporate health guidance surrounding the COVID-19 pandemic on our project; particularly the new Health and Safety practices that have been issued by the CDC and various other regulatory and governmental agencies and how they apply to our work.  We have incorporated these guidelines into our program including the practices of social distancing, increased sanitization, additional personal protective equipment such as face covers and gloves, new training for our workers, new signage, etc.  As such, we have re-started work with a reduced crew to ensure we are in compliance with the new Health and Safety requirements.  Over the next few weeks, we will increase the size of our crew and the amount of work gradually to ensure we remain in compliance.  We recognize progress will be slower than our pace before the pandemic, and we remain committed to protecting the health and safety of our workers as well as that of the Carousel community.

The following is a highlight of the current status of work and the plans over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 14:

  • A small crew from our landscaping and restoration contractors have resumed work on cluster 14 homes.
  • We are currently working on masonry and construction of decorative walls (courtyards, planters, etc.), as well as some landscape work including installation of irrigation systems and preparation of soils for planting.
  • Today we resumed our hardscape work and are once again pouring concrete to install concrete surfaces including driveways, walkways, etc.
  • As mentioned above, progress will be slower than before the pandemic and we are currently estimating that restoration work on cluster 14 homes will finish around the middle of May.  We will continue to communicate with cluster 14 homeowners about the progress of our work and the estimated dates when you can expect to move back into your homes.
  • We are currently working to re-schedule dates for the re-installation of gas meters with the utility company, and once we have dates from them we will start contacting cluster 14 homeowners to schedule an appointment to come into the construction site for that, as well as a second appointment to complete the post-construction property inspection.  Both of those appointments take place before construction is completed on your properties, and we are currently estimating those will take place in early May, though we will communicate with you individually once we are able to secure firm dates.

Cluster 15:

  • A small crew from our remediation contractor resumed work this week to load out soil that had been excavated before work was suspended.
  • We will increase our remediation crew starting Monday, April 20th in order to resume excavation activities on that date.  We will do so with about 1/3rd of our regular crew size in order to ensure we remain in compliance with COVID-19 related health and safety guidance.
  • On subsequent weeks we will continue to re-introduce additional crew members and increase our level of activity on site.
  • We will keep you informed about the progress of work and the impact on the schedule as we are able to resume activities. We do expect progress to be slower than before the pandemic, as we strive to ensure the health and safety of our workers and the community and follow the new health and safety guidance that has been issued by the CDC and other regulatory and governmental agencies.

Temporary Suspension of Carousel Remediation Project

In the wake of COVID-19’s growing impact, we want to assure you the safety of our community, contractors and employees remains the number one priority at the Carousel Neighborhood Remediation Project.   In response to the stay-at-home order issued by Governor Gavin Newsom, we are suspending all construction and remediation activities, and communicating with the Water Board regarding when they will continue.  Our goal is to ensure we are good neighbors in all we do. Cluster 14 & 15 Remediation Updates

The following is a highlight of the work that has been recently completed and what we have planned over the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 14:

  • Property line block walls have been completed and all lots have now been turned over to our restoration and landscaping subcontractor.
  • Hardscape work including installation of concrete surfaces (driveways, walkways, etc) and construction of decorative walls (courtyards, planters, etc) is about 50% complete.
  • As we complete hardscape on each property our landscaping crew moves in to install irrigation systems, prepare soils for planting, install plant material and perform a thorough cleaning of each lot.
  • We lost one day of work today due to rain, however we are still aiming to finish all work on cluster 14 properties on schedule on Friday April 3rd at 5PM.  If the weather over the next few weeks has an impact on our schedule we will communicate with homeowners promptly.
  • We have started contacting cluster 14 homeowners to schedule appointments related to moving back including an appointment to re-install gas meters and smoke detectors, another to complete the post-construction property inspection, and finally the individual dates and times to move back into your homes starting Monday April 6th once the work is complete.

Cluster 15:

  • Demolition of concrete, walls and landscaped areas is nearly complete, we only have a few truck loads planned for later this week to remove the last of these materials from the site.
  • Excavation is scheduled to start tomorrow March 11th (weather permitting) on the homes that require it.
  • We lost one day of work today due to rain, we will monitor the weather as work progresses on this cluster and will keep you informed if there are any impacts on the schedule.

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 14:

  • Excavation has been completed at all the homes that require it.
  • Backfill of excavations is ongoing and will be completed by January 31st.
  • We have started re-construction of the property line block walls that were demolished at the beginning of the project.
  • Work on restoration of utility pipes (sewer, gas, water) that were removed during excavation is ongoing.
  • We have started installing Sub-Slab Depressurization (SSD) systems on the homes where it is required or requested.
  • We are also drilling wells and installing piping associated with the Soil Vapor Extraction (SVE) system.
  • We expect to start turning over properties to our landscape restoration sub-contractor in mid-February.
  • We are still tracking a few days behind schedule due to rain events over the winter, but we have continued to work overtime and are doing some limited work on Saturdays in order to recover lost time.

Cluster 15:

  • Backyard cleanup day was completed on January 25th.
  • Residents are scheduled to move out of their homes the week of February 3rd to 7th.
  • On schedule to start work February 10th.

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 13:

  • All landscaping and restoration work was completed on schedule on Friday, January 3rd, 2020.
  • All families were moved back into their homes by Friday, January 10th.
  • The scope of work for remediation and restoration of cluster 13 homes is considered substantially complete.  We will continue to address some minor punch-list items on a few properties.
  • From this point forward cluster 13 residents will be removed from this distribution list, if you need to contact us in the future please use any of the communication channels indicated at the bottom of this message.

Cluster 14:

  • Excavation is +50% complete, targeting to finish the homes located on Marbella this week and those on Neptune by next week.
  • Backfill has already started and is underway.
  • Work on restoration of utility pipes (sewer, gas, water) has started on the properties where backfill is complete.
  • Installation of remediation systems (Soil Vapor Extraction – SVE and Sub-Slab Depressurization – SSD) is also getting underway.
  • Re-construction of property line block walls is scheduled to start on January 27th.
  • We are tracking a few days behind schedule due to rain events over the past few weeks, but we have worked overtime and are planning to do some limited work on Saturdays in order to recover lost time.

Cluster 15:

  • Backyard cleanup day is scheduled for Saturday January 25th.
  • Residents are scheduled to move out of their homes the week of February 3rd to 7th.

  • 8 out of 12 homes have already been turned over to our restoration and landscaping subcontractor and the remaining 4 are getting handed over this week.
  • Hardscape work is ongoing with construction of driveways, decorative walls, walkways and other concrete surfaces.
  • Once hardscape work is completed at each property our landscape crew follows with installation of irrigation systems, preparation of soils for planting and placement of other finishes and landscape materials.
  • We have lost two days of work in the past two weeks due to rain, but we continue to find ways to make up for lost time.  We may need to do some work on Saturdays over the next few weeks depending on rain delays to try and meet schedule.
  • At this point, we remain on schedule to finish all work on cluster 13 by Friday January 3rd, 2020.

Cluster 14:

  • Work started on cluster 14 on Monday, November 18th.
  • The temporary (green) sound attenuation wall around cluster 14 homes has been completed, utilities have been disconnected and all our equipment has been mobilized to the area.

Cluster 13:

  • Installation of all remediation systems (Soil Vapor Extraction – SVE and Sub-Slab Depressurization – SSD) is complete.
  • Work is ongoing on construction of the property line block walls that were demolished at the start of work.
  • As the walls are completed on each property we grade all areas and prepare the lots to turn them over to our restoration and landscaping subcontractor.
  • The first 4 properties have already been handed over to our restoration and landscaping subcontractor and hardscape work is ongoing on those properties which includes pouring of driveways, walkways and other concrete surfaces.
  • Another 4 properties will be turned over to our restoration contractor at the end of this week and the final 4 homes are scheduled for the week after Thanksgiving.
  • We lost a day of work today due to rain, but we remain on schedule to finish all work on cluster 13 by Friday January 3rd, 2020

Cluster 14:

  • Cluster 14 residents have been added to this distribution list that provides an update on the progress of the remediation work, you should expect to receive these emails every 2 to 3 weeks.
  • All cluster 14 residents moved out of their homes and into temporary housing the week of November 11th to 15th.
  • Work started on cluster 14 on Monday November 18th.
  • We are currently building the temporary (green) sound attenuation wall around cluster 14 homes, disconnecting utilities and mobilizing equipment to the area.
  • Demolition of property line walls, hardscape and landscape features is scheduled to start on December 4th.

  • All excavation and backfill on the properties that require it is complete.
  • We are finishing the installation of remediation systems (Soil Vapor Extraction – SVE and Sub-Slab Depressurization – SSD) and restoration of pipes for utilities (gas, water, sewer) that were removed during excavation.
  • The trench on the street for piping associated with the SVE system has been excavated, piping has been completed and it will be backfilled and paved over the next few days.
  • We have started re-building the property line block walls that were demolished at the start of work.
  • As the walls are completed on each property we grade all areas and prepare the lots to turn them over to our restoration and landscaping subcontractor.

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 12:

  • We are in the final two weeks of landscaping and restoration on all properties.
  • We are on schedule to finish all the hardscape work (pouring concrete on areas like driveways, walkways, etc and building decorative courtyard walls) early next week.
  • This week we received our first shipment of plant material and we will be planting those over the next few days.  Delivery of natural turf and some additional plants is scheduled for next week.
  • Next week we will begin removing the temporary (green) construction wall around cluster 12 homes and we will power wash all homes and sweep the streets.
  • Individual appointments have been made for every resident to come into the worksite this week for installation of gas meters, opening water meters and installation of smoke detectors.  Another round of appointments has been set for the week of October 14th to complete post-construction walkthroughs.
  • All work on cluster 12 is on schedule to be completed by Friday October 18th at 5 PM.  After this date/time cluster 12 residents are free to access their properties.
  • Move-back is scheduled for the week of October 21st, every resident has been contacted to assign a specific date and time during that week to move with the assistance of our movers.

Cluster 13:

  • Excavation on the properties that require it will finish this week.
  • Backfill of excavations is ongoing and will continue for another two weeks.
  • Work has started on installation of remediation systems (Soil Vapor Extraction – SVE and Sub-Slab Depressurization – SSD) and restoration of pipes for utilities (gas, water, sewer) that were removed during excavation.

  • Hardscape work is progressing well with forming and pouring of hardscape surfaces like driveways, walkways and other concrete areas.
  • Once hardscape is completed at each property we move into landscaping with installation of irrigation, planting and other features.
  • All landscape and restoration work is on schedule and we remain on track to complete all work on cluster 12 by Friday October 18th at 5 PM.
  • Residents will be contacted to set up individual appointments before the end of construction during the week of October 7th to come open your house for the installation of gas meters, open your water meter and install smoke detectors, and then another appointment during the week of October 14th for your post-construction walkthrough, an assessment of the conditions of your entire house similar to the one that was done before moving out to assess any damage.
  • Move-back is scheduled for the week of October 21st, we will also start contacting residents shortly to schedule their specific move-back date and time.

  • Our landscape restoration contractor is back on site and work has started on landscape restoration.

  • The rest of the properties on Cluster 12 will be turned over to restoration by next week.
  • We are still projecting to complete all work on cluster 12 by Friday October 18th.

Cluster 13:

  • All utilities (gas, power, water, etc) have been disconnected from the homes.
  • Demolition is underway including the removal of all hardscape (driveways, walkways and any paved surfaces), property line block walls, plants and all landscape features outside of the homes as discussed individually with each homeowner.

  • We are finishing the re-installation of pipes associated with utilities (gas, water, etc) that were removed at the beginning of the project.
  • Building of the property line block walls that were demolished at the beginning of the project is underway.
  • Our landscape restoration contractor is due to return to the site next week after Labor Day to start work on the first four properties on Cluster 12 that will be ready for them at that time.  The rest of the properties on Cluster 12 will be turned over to restoration in mid-September.
  • We are still projecting to complete all work on Cluster 12 by Friday October 18th.

Cluster 13:

  • Work started on Cluster 13 properties on Monday, August 19th with mobilization and installation of the temporary construction wall.
  • We have been working on disconnecting all utilities to the homes including termination of gas and water pipes and removal of power cables that are rolled back to the poles.
  • We have been doing “light” demolition like removal of gates, plants and trees.
  • The full scope of demolition is scheduled to start on September 3rd once all utilities have been safely terminated and disconnected.  Demolition includes removal of all hardscape (driveways, walkways and any paved surfaces), property line block walls, plants and all landscape features outside of the homes as discussed individually with each homeowner.
  • Excavation is scheduled to start on the properties that require it in mid-September.

Cluster 11, 12 and 13 Remediation Update

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 11 Update:

• Cluster 11 work was completed on Friday, July 19th and all cluster 11 residents (except for buffer homes) moved back into their homes the week of July 22nd to 26th.

Cluster 12 update:

• All excavation and backfill work on cluster 12 homes that require it is complete.

• Installation of Sub-Slab Depressurization (SSD) systems is underway on the homes that require or requested one.

• Drilling of the wells associated with the Soil Vapor Extraction (SVE) system is complete.

• We are currently excavating a trench on Marbella Ave where we will install piping associated with the SVE system. Excavation will finish later this week and piping will start thereafter.

• We are working on re-installing pipes associated with utilities (gas, water, etc.) that were removed at the beginning of the project.

• We have started re-building the property line block walls that were demolished at the beginning of the project.

• As we finish building walls on each property we will move to grading and preparing the surfaces of each lot to receive landscaping and we will start turning over lots to our restoration subcontractor the first week of September.

• We are still projecting to complete all work on cluster 12 by Friday, October 18th.

Cluster 13 update:

• Families from cluster 13 have been moving out of their homes into temporary housing throughout this week and have been added to this distribution list, you should expect to receive an email from me with project updates approximately every 2 weeks.

• Move-outs will be completed by tomorrow, August 16th and this Sunday, August 18th at 5 PM is the “no access” time when cluster 13 homes will no longer be accessible.

• Monday, August 19th at 7:30 AM we will mobilize into the cluster 13 area and start building the temporary construction wall and disconnecting utilities.

Cluster 11 and 12 Remediation Update

July 29, 2019

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 11 update:

  • All properties are undergoing restoration including installation of hardscape (driveways, walkways and concrete surfaces) followed by landscape work (irrigation, plant material and other features).
  • All residents had an appointment this week to reconnect utility services as well as re-install smoke detectors inside their homes.
  • Every resident will have another appointment next week to complete a post-construction inspection of your property, similar to the pre-construction inspection that was carried out before move out.
  • Removal of the sound attenuation panels (temporary construction wall) started July 12 and will continue next week.
  • Cleanup and sweeping of streets around cluster 11 will take place next week as work is getting completed.
  • Cluster 11 work remains on schedule to be completed by Friday, July 19th at 5 PM, after that point residents can access their properties with no restrictions.
  • Cluster 11 residents will start moving back into their homes on Monday, July 22nd.

Cluster 12:

  • Excavation on the homes that require it is progressing well and tracking for completion by July 26th.
  • This week we started backfilling homes on cluster 12 where excavation is complete.
  • Installation of remediation systems (Soil Vapor Extraction – SVE and Sub-Slab Depressurization – SSD) is scheduled to start on July 22nd.
  • We are currently projecting to complete work on cluster 12 by Friday, October 18th, as previously noted this is one week later than originally planned to account for the complexity of the excavation work in this area which includes a larger volume of soil requiring excavation than prior clusters.

Cluster 11 and 12 Remediation Update

June 17, 2019

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 11 update:

  • All of the well installation, piping and trenching work associated with the Soil Vapor Extraction (SVE) system in cluster 11 is complete.
  • Sub-Slab Depressurization (SSD) systems have been installed at all properties where they were required or requested.
  • Work is ongoing to re-build the property line block walls between the homes, once this work is complete the yards are graded to give all surfaces the final elevations in preparation to receive hardscape and landscape.
  • Six properties have already been turned over to our restoration contractor to install hardscape and landscape, the rest will be turned over by next week as the walls and grading work are completed.
  • Our restoration contractor has started installing hardscape (driveways, walkways and concrete surfaces) on some properties.
  • Landscape work (irrigation, plant material and other features) will follow as the hardscape work is completed.
  • Cluster 11 work remains on schedule despite some time lost to rain events this winter, we are tracking to complete all work by Friday, July 19th at the end of the day.

Cluster 12:

  • All utilities (electricity, water, gas) have been physically disconnected from the homes with either pipes cut or power cables rolled back to the poles.
  • Work has started on the demolition of all hardscape and landscape features outside the homes and that work will continue into next week.
  • We are scheduled to start excavation on the homes that require it on Monday, June 24th.
  • We have extended the schedule of cluster 12 by one week to account for the complexity of the excavation work in this area which includes a larger volume of soil requiring excavation than prior clusters.  We are currently projecting to complete work on cluster 12 by Friday, October 18th, one week later than we had previously estimated.  We will keep you updated on the progress of the work and advise any other changes in the schedule as we move forward.

Cluster 11 and 12 Remediation Update

May 28, 2019

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 11 update:

  • All excavation and backfill work on residential properties on Cluster 11 is complete.
  • Drilling of all wells associated with the Soil Vapor Extraction (SVE) system in Cluster 11 is complete.
  • Sub-Slab Depressurization (SSD) systems have been installed at all properties where they were required or requested.
  • Two trenches need to be excavated on public streets in cluster 11 to install underground piping associated with the SVE system, all work on the trench along E 244th St is complete including piping, backfill and paving.
  • Work on the second trench along Marbella Ave is currently underway, excavation is nearly complete and we are starting work on the piping inside that trench, once that is complete it will be backfilled and paved.
  • We have started re-building the property line block walls between the homes, once this work is complete the homes will be graded to give all surfaces the final elevations in preparation to receive hardscape and landscape.
  • We will start turning properties over to our restoration contractor to install hardscape and landscape on June 3rd.
  • Cluster 11 work remains on schedule, we lost some time with the rain events over the past week but we are currently working to recover that time.

Cluster 12:

  • Welcome to cluster 12 homeowners who have been added to this distribution list and will start receiving this email every 2-3 weeks with updates about the progress of the Carousel remediation project.
  • Backyard cleanout day (when trash bins are placed on the street to remove unwanted items) was completed for cluster 12 on Saturday May 11th.
  • Cluster 12 families are currently in the process of moving out of their homes into temporary housing, that process will continue through the rest of this week until Friday, May 24th.
  • Work on cluster 12 will start on Tuesday, May 28th the day after Memorial Day.
  • Work will start with installation of the temporary (green) sound attenuation wall around all cluster 12 homes and disconnection of all utilities from the homes.

Cluster 10, 11 and 12 Remediation Update

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 10 update:

  • All work on cluster 10 properties was substantially completed by Friday, April 19 at 5PM.
  • All cluster 10 families were moved back into their homes between April 22 and 26.
  • We are now addressing minor items that were identified after completion and will be finishing those in the course of the next several days.
  • Cluster 10 homeowners will be removed from this email distribution list going forward, if you have any questions please contact us using the communication channels indicated below.

Cluster 11 update:

  • All excavation work on cluster 11 is complete.
  • Backfill of excavations has been nearly completed as well, with only minor work remaining over the next few days.
  • We have started work on excavation of a trench along E 244th St. where we will install piping associated with the Soil Vapor Extraction (SVE) system.
  • We have also started drilling and installing wells associated with the SVE system on residential properties and city streets.
  • Sub-Slab Depressurization (SSD) systems are being installed at properties where they were required or requested.
  • We will start re-building the property line block walls between homes the week of May 13.
  • Cluster 11 work remains on schedule.

Cluster 12:

Cluster 10 and 11 Remediation Update

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the environmental remediation of the Carousel neighborhood:

Cluster 10 update:

  • All lots have been turned over to our restoration contractor.  We have finished installing concrete surfaces and hardscape on homes located on Ravenna Ave. and Neptune Ave. and are currently working on homes located on E. 244th St.
  • We have started installing plant material and other miscellaneous landscape items (patios, etc) at the homes where the hardscape work is complete, and will continue with that work over the next two weeks.
  • Residents have been contacted individually by our temporary housing team to schedule various appointments required before the end of construction, including:
    • Appointments have been scheduled between April 9 to 11 to re-connect gas meters, light gas pilots and re-install smoke detectors inside the homes.
    • Appointments for post-construction property inspections have been scheduled between April 15 to 19.
  • We will start removing the sound attenuation panels (green construction wall) around Cluster 10 homes starting on April 12.
  • All work on Cluster 10 is scheduled to be completed by Friday, April 19 at 5PM, after that homes will be accessible to homeowners but we will continue to provide security via our private security contractor and Sheriff until homeowners move back.  For homeowners who intend to access their homes or do any work to their homes before moving back, please notify our security personnel to make sure they are aware.
  • Cluster 10 homeowners will start moving back into their homes on Monday, April 22.

Cluster 11 update:

  • Excavation on Cluster 11 is nearly complete, with only minor work remaining for next week.
  • We have started backfilling the areas that were excavated.
  • Once backfill is completed we will start work on installation of remediation systems including Soil Vapor Extraction (SVE) and Sub-Slab Depressurization (SSD) systems.
  • Cluster 11 work remains on schedule and so far has not been impacted by weather delays.

Cluster 10 and 11 Remediation Update

The following is a highlight of the work that has been conducted over the past few weeks and to begin in the coming weeks as part of the  remediation of the Carousel neighborhood:

Cluster 10 update:

  • We have finished all the excavation, piping and backfill work on the second trench for this Cluster along E. 244th St. associated with the Soil Vapor Extraction (SVE) system.  That trench will be paved later this week.
  • All remedial excavations, as well as the installation of remediation systems (SVE – Soil Vapor Extraction and SSD – Sub-Slab Depressurization) have been substantially completed in Cluster 10.
  • Five lots along Ravenna Ave. have already been turned over to our restoration contractor.  We have started pouring concrete and installing hardscape surfaces on driveways, patios and side-yards on these properties.
  • On the remaining lots along Neptune Ave. and E 244th St we continue building the new property line block walls and preparing/grading each property to receive hardscape and landscape.  All properties will be turned over to our restoration contractor in the next two weeks.
  • Multiple rain events over January and February caused delays on the schedule for Cluster 10.  We are currently projecting to complete all work on Cluster 10 by Friday, April 19, two weeks later than originally planned.
  • The schedule for Cluster 10 residents to move back into their homes is now the week of April 22 to 26, we will communicate with you directly if there are any further changes in dates.
  • Over the next couple of weeks our temporary housing team will start contacting Cluster 10 residents individually to set up your move-back appointments including a post-construction inspection, an appointment to install your gas meter and light your pilots, and your moving day.

Cluster 11 update:

  • We are finishing the demolition of all plant material, property line walls, driveways, concrete surfaces, patio structures, etc. this week.
  • Excavation started today on Cluster 11 and is scheduled to continue over the next 3 weeks.
  • Once we finish excavation we will move on to backfill and installation of remediation systems.
  • Cluster 11 work remains on schedule and so far has not been impacted by weather delays.
